Things like the size of your property, where it’s situated, your area’s amenities and so on, all contribute to the type of guests who will be interested in booking your place.

While it’s tempting to try to appeal to everybody, you risk appealing to nobody. Acknowledge, accept and address your property’s limitations (as well as its potential), and you’ll enjoy more bookings… and more referrals too.


What are they looking for?

Once you’ve identified your target Airbnb demographic, you’re better able to cater for their specific needs. For example, if your target guests are

Great photography is in our opinion, a must. If you can afford it, see quality photography as an investment that will generate guest enquiries and lead to bookings. It’s a one-off cost that will keep selling your property online, 24/7.

    For example, photos should be a true representation of what guests see when they step through the door. If those beautiful Canna Lilies won’t be on the dining table, don’t show them in the photo.

    Not only do neutrals have wide appeal, but they allow you to complete a low-cost style makeover in an instant. Choosing one neutral, underlying theme means you can transform the look with a quick change of soft furnishings and accessories.
  3. Remember the practicalities
    Once guests are in your property, practicality take over. A good quality washing machine, iron, convenient power points, laundry detergent, condiments in the kitchen cupboard, some staples (eggs, milk, bread, cheese) in the fridge…these things make a big difference to your guests’ enjoyment. They provide a warm welcome so guests can relax and enjoy your space, hassle-free from the get-go.  And when they do, great reviews will surely follow.
  4. Make wise choices that will save money in the long-term
    Good looks only last so long. When choosing furnishings and finishes for your rental property, pay close attention to durability, flexibility and wipe-ability! Remember, your goal is to make a good rental return on your Airbnb investment property and one spill or rip can cost you dearly. These days it’s easy to find stylish furnishings in practical finishes that won’t bust your budget.
